The search for housing is often frustrating and time consuming.The following information is intended to guide you along and alleviate the stress of finding the perfect house or apartment for you and your friends. How do I get started?
We have a great website with up-to-the-minute updates on property availabilities and rates. You can use the Search tab on our home page to search according to desired location, number of bedrooms, availability and type (house or apartment) or utilize the Map Search to focus attention on a desired area. Most properties are displayed with a photograph and floor layout. After you make your selections, you and your future roommates may go visit the properties. We are happy to take you on a tour of your selected properties weekdays between 10am-4pm, but we must provide our current residents with prior day notice of scheduled showings. CBS requires prospective tenants to tour the property before signing the lease.
What do I do when I find a property?
When you decide on a property, each person in your group must complete a Student Lease Application form and deliver it to the CBS Office. There is a thirty-five dollar ($35), non-refundable processing fee for each request. A copy of each person's Student ID should be attached to each request. If you or your group is interested in a property, but you do not have the rest of your group members, you may still be placed in line for a particular property. You must already have at least half of the members of your group and pay the Lease Application processing fees for your entire group. For example: if you and two friends want to rent a 6 person house, you must complete your lease requests and pay $210 for the Lease Application Processing fees. When you assemble the rest of your group, the new members can pay you their shares of the processing fees. Once you have submitted your Lease Requests, CBS will Time/Date stamp them and put you in line for your most favored property.
After September 14th, we will start calling groups on the Wait List to sign for their highest ranked available property. Once we have worked our way down the Wait List, all leases for available properties will be offered on a first come, first served basis. If there are other groups ahead of you for a particular property, do not be discouraged. Groups sometimes merge and plans can change quickly. It is very important that you decide on a contact person(s) for your group who we may call when a property becomes available.
If your group is next in line for an available property, we will call the designated contact person(s) for your group. Once we reach you, your group must come in immediately to sign the lease. If we cannot reach the contact person, we will immediately offer the property to the next group in line.
Every year CBS receives hundreds of Lease Applications from students, many of whom who are interested in the same properties. While we wish we had houses and apartments for everyone, we simply do not have enough properties for everyone who submits Lease Applications. Our Leasing Procedure ensures that everyone is treated fairly. CBS staff members work hard to make sure groups are placed in line according to date and time of Lease Application submittal. Signing the Lease
Once CBS offers a property to your group off the Wait List, you must come in to sign the lease immediately. For your convenience, a Sample Lease is available on our website. CBS REQUIRES prospective tenants to read carefully through the lease prior to lease signing, and to be prepared to discuss questions during the lease signing appointment.
We prefer that all members of a group come to sign at the same time. We realize, however, that is not always possible. We will make other arrangements to accommodate you, if necessary. We do require at least two members of a group to be present at lease signing so that one person is not stuck with his or her name solely on a lease.
Security Deposits may be made by personal check, cashier's check, money order or cash (so long as a receipt can be provided). Security Deposit is due at the time of lease signing. The Security Deposit amount is equivalent to one month's rent. If your group is signing at different times, please be aware that we will be collecting the entire Security Deposit at lease signing. You will need to bring all your group members' checks with you to lease signing.
As a special accommodation to our tenants, we do accept individual payments for security deposit. Please note: You are signing a joint and severally liable lease and you are paying one security deposit. Although you may choose to divide this amount among yourselves and submit several checks, you are still paying one amount. You are not signing an individual lease nor are you paying an individual security deposit. At the end of your lease, this amount, less any damages, will be returned to the person your group designates on the lease. Next year, if some residents wish to renew the lease and others choose not to re-sign, you will be responsible for exchanging individual security deposit amounts among yourselves.
