Thank you for considering a lease with CBS Rentals LLC!  The following information is intended to help alleviate the stress of finding the perfect house or apartment for you and your friends. How do I get started?

We have a comprehensive website with up-to-the-minute updates on property availabilities and rates. You can use the Search tab on our home page to search according to location, number of residents, availability and type (house or apartment) or utilize the Map Search to focus attention on a desired area. All properties are displayed with interior photographs and floor layouts. Please refer to our YouTube Virtual Tours and 3D Matterport Tours of Houses and Apartments.

How do I apply for a property?

When you decide on a property, each person in your group must complete a Lease Application either online or in person at the CBS Rentals Office. There is a forty-five dollar ($45), non-refundable processing fee for each application. A Student ID and government issued photo ID (drivers licence, passport, etc) must be submitted with each application. 

Do you have a Wait List?

We do maintain a Wait List for properties during peak leasing times. Starting August 2nd, 2023 we will begin accepting applications for the Wait List for the 2024-25 lease term which enables your group to rank your top four property preferences. You must already have at least half of the members of your group and pay the Lease Application processing fees for your entire group. For example: if you and two friends want to rent a 6 person house, you must complete your lease applications and pay $210 for the Lease Application processing fees. When you assemble the rest of your group, the new members can pay you their shares of the processing fees. Once you have submitted your Lease Applications and paid the processing fees in full, CBS will Time/Date stamp your application and add you to the Wait List.

The Wait List is maintaned while current residents are considering renewal. After the renewal deadline in late September/early October,  we will contact groups on the Wait List. It is very important that you decide on a designated contact person for your group who we will notify when a property becomes available. If your group is next in line for an available property, we will notify the designated contact person for your group. Once we reach you, your group must be ready to sign the lease. If we cannot reach your designated contact person, we will have to offer the property to the next group in line.

Once all groups from the Wait List have been contacted, all remaining properties will then become available on a first come, first served basis.

What do I need to know about signing a lease?

CBS strongly encourages prospective tenants to read carefully through the lease prior to lease signing and to be prepared to discuss questions during the lease signing appointment. At least half of the group must be present for the electronic or in-person lease signing appointment.

The Security Deposit payment, an amount equivalent to one month's rent, is due in full at the time of the initial lease signing. Payments may be made by credit card, personal check, cashier's check, money order or cash (change cannot be made onsite). 

As a convenience to our tenants, we do accept individual payments for security deposit. Please note: You are signing a joint and severally liable lease and you are paying one security deposit. Although you may choose to divide this amount among yourselves and submit several checks, you are still paying one amount. At the end of your lease, this amount, less any damages, will be returned to the one (1) person your group designates on the lease. Next year, if some residents wish to renew the lease and others choose not to re-sign, you will be responsible for exchanging individual security deposit amounts between incoming and outgoing residents.
